Historically, The BDC Group raised capital via a syndicate on a deal-by-deal basis which allowed investors to gain exposure to private real estate investments across Class A Climate-Controlled Self-Storage, Student Competitive Housing, and Residential Communities. The success of this strategy enabled The BDC Group to scale its Assets Under Management (AUM) to approximately $200 million in 5 years. However, as The BDC Group embarks on a new level of expansion, syndication presents challenges to efficiency, speed of execution, and scalability.
Moving forward, BDC Capital Management, LLC will centralize operations and use private closed-end funds to source working capital that can support a larger volume of new development opportunities.
